Why choose WELL Community certification?
Among the many certifications available, such as BREEAM Communities, LEED for Neighborhood Development, or HQE Aménagement, we opted for WELL Community because of its human-focused approach.
Where other labels primarily assess environmental or energy performance, WELL Community evaluates the overall quality of life for residents. It addresses physical health and mental wellbeing, access to nature, the friendliness of public spaces, and social inclusion.
This choice reflects our ambition to make Anahita Beau Champ far more than a residential and commercial development: a truly sustainable community designed for current and future generations.
The 10 WELL pillars applied at Anahita Beau Champ
The certification is built around 10 concepts, each aimed at enhancing the daily lives of residents, workers, and visitors. Here is how we implement them in our Smart City:

Goal
Ensure optimal air quality.
Action
Planting trees, creating continuous green corridors. Reducing traffic in residential areas, promoting natural ventilation in both public and private buildings. Designating non-smoking zones and installing sensors to monitor air quality in public spaces. Setting standards for building materials used across the development.

Goal
Provide access to safe drinking water.
Action
Controlling quality of the water network, and installation of drinking water fountains in public areas

Goal
Encourage healthy and sustainable eating.
Action
Integrating five hectares of productive landscapes (Les Jardins de Beau Champ) into the project, with produce sold in a local shop within Zeste (hub with a restaurant, café and small business units) to support short supply chains.

Goal
Deliver natural lighting that respects human biological rhythms.
Action
Orienting buildings to maximise daylight, non-intrusive public lighting, designs that avoid glare and light pollution. Streetlight placement ensures spaces are welcoming, safe, and environmentally considerate, with warm lighting to create a pleasant atmosphere while maintaining visibility.

Goal
Promote daily physical activity.
Action
Pedestrian paths, cycle lanes, sports facilities including the 2,000m² RM Club, multifunctional green spaces such as parks and promenades. Easy access to local services and amenities, reducing the need for car travel.

Goal
Create a comfortable environment through control of thermal conditions, offering residents an enjoyable and calm living experience.
Action
Bioclimatic architecture, insulating materials, user-centred urban furnitures, accessibility for people with reduced mobility, and dedicated areas for rest, relaxation and meditation in natural surroundings

Goal
Minimise noise distractions and improve acoustic quality to support concentration and well-being.
Action
Creating spaces where sound levels are controlled for work, relaxation, or meditation, using absorbent materials and landscaping to reduce reverberation and noise pollution.

Goal
Encourage the use of healthy, sustainable, and low-emission materials to improve air quality and reduce environmental impact.
Action
Promoting reuse and recycling of materials in construction, as with Alteo offices in the Smart City, and selecting materials that enhance thermal, acoustic, and visual comfort in all spaces.

Goal
Provide an environment that supports emotional balance.
Action
Integrating nature throughout the development, including canals, gardens, and orchards, and developing a wellness centre. Incorporating art in public spaces designed to encourage social interaction.

Goal
Promote design strategies that allow everyone to access and take part in community life.
Action
A vibrant central hub with café, pool, shops, cultural activities, and events open to all. Residents are involved in decision-making through participatory processes. Spaces and wayfinding made for all.

The WELL Community Pre-Certification is a significant recognition, but above all it marks the start of a long-term commitment. It drives us to continuously assess, adapt, and improve how we design spaces for those who live, work, or visit here.
