The Spring, a new residential neighbourhood at Anahita Beau Champ

by Yeshna Bunwaree

Anahita Beau Champ unveils The Spring, a new neighbourhood whose name refers to the nearby Spring Park, a wooded area home to old stone basins, vestiges of a past shaped by camarons farming. This natural and historical heritage forms the soul of the place and fully inspires the identity of the project.

Developed by Alteo, a group historically rooted in the east of the island, Anahita Beau Champ has established itself as a benchmark residential development in Mauritius across its 118 hectares, blending contemporary architecture, nature and amenities.

The Spring represents a natural evolution of this vision: a collection of properties designed to meet new lifestyle and investment aspirations, featuring a new property typology as well as optimised living spaces, without ever compromising what defines the essence of Anahita: quality, design and a strong connection with the natural environment.

A Choice of Property Types for Different Lifestyles

This new phase offers 72 apartments ranging from 1 to 3 bedrooms, spread across 4 blocks of 18 units each, with prices ranging from Rs 9.3 M to Rs 18.5 M.

The development also includes 32 three-bedroom villas: 26 semi-detached villas (townhouses) and 6 detached villas, priced between Rs 25.2 M and Rs 32.5 M.

Each home has been carefully designed to make the most of its space: seamless circulation, open-plan layouts, natural light and a constant connection with the outdoors through private terraces and gardens with swimming pools. The architecture favours open volumes, natural ventilation and harmonious integration with the surrounding landscape. Particular attention has been paid to materials and detailing, in keeping with the architectural identity of Anahita Beau Champ.

Whether as a primary residence, a pied-à-terre or a long-term or seasonal rental investment, The Spring offers a new way to join the Anahita Beau Champ lifestyle through properties suited to a variety of uses and to a growing demand for more flexible residential formats. Located in a fast-developing region, these properties also benefit from the dynamism of the Mauritian property market and the growing appeal of the East Coast among international buyers. The strong interest already shown in the project further confirms this attractiveness.

A Connected Lifestyle Within an Established Estate

Conceived as a vibrant and connected neighbourhood, The Spring enjoys a prime location at the heart of a fully integrated lifestyle ecosystem. Already operational are the Fangourin office spaces and Clavis Beau Champ, as well as the estate’s private international school. Medical services by OCS Santé are set to follow by the end of 2026, alongside Zeste’s swimming pool and café, its grocery shop, The Factory, and access to the lagoon via Amarella, the estate’s beach and boat club. Les Jardins de Beau Champ and key everyday amenities will all be within walking distance, encouraging a more fluid way of living, centred around the outdoors, comfort, proximity and wellbeing.

The estate is also pre-certified WELL Community, an international recognition confirming that its infrastructure and shared spaces actively contribute to the physical and mental wellbeing of its residents. With 5 hectares dedicated to walking areas, orchards and productive gardens, Les Jardins de Beau Champ embody this philosophy in a tangible way: here, nature is not simply a backdrop, but an integral part of everyday life.

This momentum is also part of the wider transformation taking place across the entire eastern region. The upcoming launch of the M4 motorway works will further strengthen connections with the north of the island and improve accessibility to Anahita Beau Champ even more, helping to support its residential and tourism appeal.
